I would say that what you want is a broker who is willing to take the time to explain the process, loan program and really just hold your hand throughout the entire process. There is really only one loan for first time buyers and people who don't have perfect credit and a 20% down payment and that's FHA. A broker will pull your credit 1 time and shop around for the best rate and terms for your loan. Once you have been pre-approved you can start shopping for a home.
