Homes are selling like hotcakes now. I'd be wondering if you've applied for a mortgage loan already and been approved. Well when you get approved you show that letter to your realtor and he will help you find something within your range. The idea is to put an offer on the home anyway even if it's pending because the others trying to buy that home well their loan application might fall through. Don't overbid them by a lot though. The problem you're running into is the same as it is here, homes are being sold within 24 hours after they go on the market because investors are buying them up, fixing them a little and then selling them for a profit. Sure that hurts the economy and the buyer but that's what they're doing. When I was a realtor new listings would come into the office and be gobbled up just that quick but if your realtor knows "exactly" what you are looking for, are approved, and you can be reached and are available to look and ready to immediately run over there and sign a contract then the home can be yours. If you and your spouse have to sit down and talk about it then you'll lose out.
